Infrastructure

Residential

BACI reads permissions and funding as evidence a scheme is proceeding, and lending conditions as the earlier indication of whether volumes will hold, because a consent that's granted in a tightening market often sits unbuilt for years. Commercial

Pre-lets, development approvals, lettings and fit-out contracts are recorded, dated and attached to a named occupier or developer. Vacancy rates and occupancy patterns move earlier and say where demand is heading rather than where it's committed. Materials & Supply

Demand here isn't generated in the sector, it's inherited from every other one. A materials business finds out about a project when someone orders, which is the last moment in the chain and the worst point at which to have a conversation about price or capacity. Modular & Prefabrication

Policy support and pilot schemes are softer, and this is a sector with a long record of pilots that never scaled and factories that closed before filling. Heavy Civil

Building regulations, certification requirements written into tenders and retrofit funding programmes are obligations with dates and budgets. Corporate sustainability targets and voluntary commitments are softer, and a target without a procurement route behind it buys nothing. BACI tracks the regulation first, since a standard coming into force creates a market on a known date, and connects it to the schemes, funding routes and specification changes through which compliant products and services actually get bought.

MEP Services

Mechanical and electrical packages are awarded late in a programme but specified early, and that gap is where the commercial position is won. Specification issue, design stage progress and main contractor appointment are all traceable; the package award itself is the last confirmation rather than the first opportunity. BACI follows the earlier stages so specialist contractors and equipment suppliers can influence a specification while it's still open, instead of pricing against one that was written around somebody else's product.

Construction Technology

The buyer in this category isn't the asset owner, it's the contractor, and that changes which signals matter. Funding rounds and product launches say who's building what, but the commercial signal is on the other side: a contractor winning a large programme, standardising a delivery method, or being contractually required to work in a particular digital environment. BACI reads the construction market itself for those moments, because a contract award is also a technology buying decision, taken shortly after.

Project Management & Consulting

Early feasibility work and political announcements come first and name nobody. BACI tracks the point at which a scheme moves from being discussed to being resourced, since that's when advisors are appointed, and identifies the frameworks a business would need to sit on to be considered at all, which is often a longer process than the bid itself.

Equipment & Machinery

Site mobilisation, plant tenders, fleet procurement and hire contract awards are dated and tied to a named project or operator. Utilisation rates and order backlogs are softer indicators of whether the market is tightening. BACI connects both, using mobilisation dates to identify where equipment will be needed and when, and utilisation trends to say whether that demand is likely to be met from existing fleets or will require purchase, which is the difference between a hire enquiry and a sale.

Facilities Management

Almost nothing here is new demand. The market is a set of existing contracts coming up for renewal, so the signal that matters is an expiry date rather than an opportunity announcement, and the ones worth pursuing are visible years ahead. BACI tracks contract terms, renewal windows, in-house service reviews and estate changes, and works backwards from the expiry, because an FM tender that reaches the market without the bidder having built a relationship is usually already decided.
